Amsterdam Holiday Rental Regulations

This article provides hosts with an overview of the holiday rental regulations enacted by the City of Amsterdam. The City of Amsterdam has implemented certain rules applicable to temporary tourist rentals. These regulations extend only to non-reciprocal home swaps when hosting guests in your Amsterdam home on Kindred. Direct, reciprocal home swaps are exempt from these regulations (where you and another member stay at each other's homes at the same time, with no credits exchanged).
The rules require the resident to:
- Register with the municipality
- Apply for a holiday rental permit
- Notify the City of Amsterdam in advance of each rental
- Limit hosting to a maximum of 4 guests

Regulation Steps
Step 1: Register your home with the municipality and add it to your home profile
All hosts need to register their home and display their registration number on their home profile. Registration is free and only takes a few minutes to complete. Hosts will receive their registration number immediately via email. Register your home here.

Step 2: Apply for a holiday rental permit
The holiday rental permit is temporary and valid until April 1 of the following calendar year, regardless of when you apply. The permit costs €76 and must be valid for your next hosting stay. You'll pay by iDEAL or credit card at the time of application and will typically receive your permit by email within an hour, though it may take up to 5 business days.
Important eligibility requirements:
- The home must be your primary residence. You must be registered at this address in Amsterdam's Personal Records Database (BRP).
- All other residents listed on the permit must also be registered at this address.
- Secondary residences and social housing owned by housing corporations may not be used for swapping. In addition, spaces outside the home, such as garden houses, tents, or boats, may not be used to accommodate guests.

Step 3: Notify the City before each stay
You must notify the City of Amsterdam before every guest's check-in date. You can do so through this link. If you cancel a hosting stay, you should also cancel your notification with the city before the stay's original check-in date. Uncanceled notifications count toward your annual night limit. You'll need your DigiD (Dutch digital identity) to submit notifications; this cannot be done by someone else on your behalf. You'll also need your permit number and the exact check-in and check-out dates. Notifications cannot be submitted retroactively.

Other rules to keep in mind
- 30-night or 15-night annual limit. Depending on the neighborhood in which you live, you may host guests for a maximum of 30 or 15 nights per calendar year across all platforms combined, including Kindred and any other rental or exchange platforms. For example, if you rent your home for 5 nights through another platform, you'll have 25 nights remaining for Kindred stays that year, assuming your home is located in an area with a 30-night annual cap. - 4-guest maximum. No more than 4 guests may be accommodated at one time, with no exceptions.
- Primary residence only. You may only register and host at your primary residence and will need to obtain the consent of your landlord, mortgage provider, homeowners' association (VvE), or insurer, as appropriate.
- Guest conduct. Guests must not cause any nuisance or disturbance to neighbors.
- Fire safety. Your home must meet general Dutch building safety standards, including fire safety requirements.
Fines:
Not following these rules can lead to fines ranging from €1,500 to €18,000 per violation. Repeat violations may result in higher fines. It's worth making sure everything is in order before your next hosting.
